Airport Extreme network error - Range Beginning is too high

I tried following the guidance in the wiki for using Airport Extreme but it doesn't work for me.
I have a recent airport express as the main router with a time capsule and 3 older airports extending the network.
The issue is I try to set the DHCP Range to 10.0.1.2 to 10.0.1.2 and on update I get an error saying "Invalid Value The value for Range Beginning is too high. It will not let me save it.
Additionally, I have set the DHCP Reservation for my hda to 10.0.1.2 with the correct MAC address but even if I reboot the HDA it has the original 10.0.1.100 that I set it up with before trying to change it to be the DHCP server.
What do I need to do to have Amahi as the DHCP server while still keeping my extended network.
